Driveway, Walk and Patio Care in Latham

Driveways, front walks, steps and patios take more abuse than any other part of your home exterior. We clean them with controlled water and the right treatment for each stain, and one person handles your job from the first question to the final rinse.

What a deep clean does for your driveway and walks

Hard surfaces collect everything. Tire marks, drips from the car, green film on shaded walks, dark rings where leaves sat all fall, and the white crust road salt leaves behind after a long winter. Sweeping and a garden hose rarely touch any of it.

We use a rotary cleaning head that keeps the spray even and close to the ground, so concrete comes out uniform instead of striped. We pair it with treatments matched to the stain, which means less force on the material and better results on the stubborn spots.

You also get one contact for the whole job. The person who looks at your driveway and gives you the quote is the same person you talk to on the day and after we finish, so nothing gets lost between a salesperson and a crew.

What we clean and how

Concrete driveways and walks
We clean poured concrete with an even pass of the rotary head, then rinse the edges and expansion joints. The goal is one consistent color, not a checkerboard of clean and dirty squares.
Pavers and stone
Pavers need a gentler touch so the joint sand stays put. We adjust pressure and nozzle distance, clear moss and weeds from the joints, and let you know afterward if any joints need new sand.
Steps, stoops and landings
Entry steps are hand-detailed around railings, risers and door thresholds. These are the spots guests notice first.
Stain pre-treatment
Oil drips, rust from furniture or fertilizer, and tannin marks from leaves each respond to a different treatment. We pre-treat them before the main pass and tell you honestly which marks may only fade rather than disappear.
Rinse-down and cleanup
We rinse siding bases, garage doors and nearby beds of any spray, then clear debris off the lawn and walkways before we leave.

Signs your driveway and walks are ready for attention

  • Green or black film on shaded walks

Algae and mildew grow where the sun doesn't reach, often along the north side of the house. Besides looking tired, that film gets slick when wet.

  • White crust after winter

Salt and de-icer residue dries into a chalky haze on concrete and steps. Clearing it off in spring keeps it from sitting there through another season.

  • Dark leaf and oil stains

Leaves that sat on a patio all fall leave brown outlines, and parked cars leave drip spots. Both get harder to lift the longer they set.

  • Weeds and moss in paver joints

Growth in the joints pushes pavers apart over time and holds moisture against the stone.

  • The house looks better than the driveway

If you've freshened up the siding or put in new permanent lighting along the roofline, a dull driveway can pull down your curb appeal. A clean drive and walk finish the picture.

What moves the price

Every quote is based on what we see at your home, written out so you know what you're paying for. We'd rather explain a line item now than surprise you later. Here is what changes the number.

Square footage

A two-car driveway and a front walk is a different job from a long driveway, back patio and several sets of steps. Area is the biggest single factor.

Material

Pavers and natural stone take more time than plain concrete because of the joints and the lighter touch they need.

Stain treatment

Heavy oil, rust or deep organic staining adds pre-treatment time and product. Light grime does not.

Access and water

Steep driveways, tight side yards and the distance to an outdoor spigot all affect setup time.

Combining visits

If we're already at your home for roof treatments or a permanent lighting install, setup is shared, which can make adding your driveway and walks more efficient.

How the day goes at your home

  1. 1

Walk-through on the phone and on site

You call, describe what you're seeing, and we set a time to look. We check the material, the stains, drainage and anything delicate nearby, then give you a written quote.

  2. 2

    Protect what's around the work

We move planters and furniture, cover outlets and low fixtures, and wet down beds so treatments don't sit on plants. Landscape and path lights get extra care.

  3. 3

    Pre-treat and clean

Stains get their treatment first. Then the rotary head goes over the whole area in overlapping passes, with edges and corners detailed by hand.

  4. 4

Rinse, check and walk it with you

We rinse everything down, look for missed spots once the concrete or stone starts drying, and walk the job with you before we pack up.

Questions about driveway and walkway care

Will cleaning damage my concrete or pavers?

Not when it's done with the right pressure and distance. We use a rotary cleaning head rather than a narrow wand, which avoids the gouges and stripes you sometimes see. On pavers and older, softer concrete we turn things down further.

Can you get oil stains out completely?

Fresh drips usually lift well. Old oil that has soaked deep into the concrete often lightens a lot but may leave a shadow. We'll tell you what to expect at the quote so you aren't disappointed on the day.

Is it safe for my lawn, plants and pets?

We wet down plants before and rinse them after, and we keep treatments where they belong. Keep pets inside while we work and until everything has been rinsed and is drying.

When is the best time of year to do this?

Spring is popular because it clears off winter salt and sand, and fall works well after leaves come down. We schedule outside of freezing weather so water doesn't ice up on your walk.

How long have you been doing this work?

We've been in business 5 years, working on home exteriors in Latham and nearby towns like Colonie, Loudonville and Cohoes. One person coordinates every job, so you always know who to ask.
